“Warm It Up” Package
You want people who find your vacation rental online to say “WOW” and hit the “Book Now” button right away. They see your 5-star ratings and the glowing testimonials from those who have enjoyed their stay at your property. And you want it booked SOLID.
You have a pretty decent start, but your vacation rental is not getting enough bookings yet.
You’ve looked at other listings; you’ve scoured Houzz; you’ve joined all the cool Facebook groups to get free advice. You’ve actually duplicated the furniture and accessories that you’ve seen on Pinterest. You have even hired your nephew (the photography buff) to take the listing photos with his new cool Nikon.
Now you have seen so many options, you are confused. And you don’t have a lot of cash to spend.
You’re either not getting the bookings, or people are complaining that you charge too much for what you offer, or you are getting some crappy 3-star reviews because of the highway noise or the barking sea lions. Please!
As a business owner myself, I totally get it. Marketing is your #1 priority. When you don’t market properly, your business gets hidden in the weeds. You have to do something to make it outshine all the others.
Introducing: Our “Warm It Up” Package
We’ll take a look at your listing through the eyes of a potential renter, and recommend improvements and colors that will give your room that WOW factor! You don’t have to buy all new stuff; we can take some of what you already have in place, and recommend honestly what accessories you might need to add (or subtract, or change) to make your rental show at its very best.
What You’ll Get
A thorough review of your property, via your website, so we can look at the property objectively and through a “renter’s eyes”
2 accessories mood boards with clickable shopping links for one room of your choice, so you can get a clear idea of how everything looks together (typically, this is a bedroom, living room, or dining room)
2 paint palettes for the same room of your choice, to pull everything together and to prevent paint color mistakes (and hours of running back and forth to the big box store trying to get the perfect shade)
A copy of our FREE 8-page Vacation Rental Start-Up Budget Workbook
You will be doing the installation of items yourself, to save yourself some major cash!
Benefits to You
No more wasting time and money at the big box store, flea markets, hours cruising web sites that deliver inferior goods, and returning things that just don’t go with your style
No more painting your rental walls in a zillion swatches, and wasting money on unused gallons of paint colors that are too dark
No more embarrassment and apologizing to your spouse about why your rental property is just a money pit rather than a wise retirement nest egg
No more overwhelm when you get home from work, exhausted, and you look at one more utility bill from your rental that you don’t have the money to pay
The Process Is Simple
It all starts with a plan. One that ends with furniture, accessories and walls that will make people wondering if they saw your place in House Beautiful.
I will review your online rental listing, and you will receive a How-To guide for any other information I may need to design your room (measurements, etc.)
Sit back and relax. I get to work, picking your perfect paint colors, furniture, accessories, and artwork—what ever is necessary to bring your rental to that next level
Why Would You Want to Work with Me?
As a successful home stager and certified color specialist who has helped owners prepare their own homes for sale during the last 9 years, I know how to bring out the best in every property. Staging a home is like decorating for the masses—you want to appeal to the most amount of buyers, not to just one type of buyer.
The same principle goes for rentals. Because most rentals are seen online first, only the best make the “short list” of those looking for great lodging and an amazing vacation experience. I know all the areas to enhance or highlight, how to place furniture for the best flow, the best colors to make a space look inviting yet light and bright. As an interior decorator, I know the quality of all the vendors I recommend, so you won’t be constantly replacing items because they break or get ruined.
I have traveled and stayed at hundreds of bed and breakfasts, hotels, cruise ships, AirBnB and VRBO properties, and I take notice of every detail that is thoughtfully included or thoughtlessly neglected in every place I stay. I’m pretty picky.
Finally, I have worked with photographers and cleaning staff, so I know how to style photos for the best online presentation, and where extra care is needed in maintaining the cleanliness and safety of a property.
Who Is This For?
The vacation rental owner who hasn’t begun to decorate their rental
The vacation rental owner with a very limited budget
The rental owner who has already begun but needs some hand-holding
The vacation rental owner that wants to show their property professionally online and get more bookings and great reviews
The property manager who has several properties, and doesn’t have the time to be driving all over creation to find just the right bedspread
The AirBnb owner who has just one room for rent
Who Is This Not For?
This is not for the busy executive who is trying the AirBnB/VRBO for the first time and is using it as an exit strategy for his or her current job. (There is another package for that!)
This is not for someone who doesn’t feel that owning a vacation rental is a business. A real business.
This is not for someone who has a very limited budget and is happy with the few amount of rentals they have already.
This is not for someone who thinks using thrift store furniture and shoddy garage sale artwork is fine, and thinks The Golden Girls is a style.
This is not for someone who thinks an iPhone takes great online pictures; they will be just fine for his or her vacation rental listing.
Frequently Asked Questions
What if I don’t like the style you recommend? No problemo. You get up to 2 changes to the mood boards.
What do you mean by “accessories?” This would mean lamps, rugs, pillows, artwork, bed linens, plants and trees, mirrors, and other objects of interest. Tchotchkes, if you will. These are affordable items, not furniture that costs hundreds of $$$.
Can I see actual paint chips? Absolutely; we will have them sent directly to your home so you can check how it looks (and not little dinky paint chips either!)
Can you work with what I already have? Of course! If you have a set budget, we will do our best to incorporate pieces we know are necessary and durable in the long run. We don’t want you to waste your money on unnecessary things. But we will also advise you on where to invest wisely.
